Our Strategy and Field Operation Management

The advancement of technology now brings the skill base of 2.5m/s elevators almost identical across the industry. The performance level of an elevator, therefore, does not entirely depend on the skill base of the product itself, but the process of erection, adjustment and maintenance service.

Overall, the performance level of an elevator is determined by three critical factors:

(1) Technological base of the product itself;
(2) Erection and adjustment works; and
(3) Maintenance service

With the technological base of the product itself become a less important factor, we believe that (2) and (3) above are the keys to ensure the good quality of elevators. These include setting our own specifications and procedures that exceed the national and industrial standards. We set up our own operation procedures to cope with our strategies above. These operation procedures are briefly explained below.

I.INSTALLATION     Top>>

Preparation Work

  • Before product arrives site, project manager discuss with developer and owner as to the storage location such that the product is secure and safe.

  • Once product arrives site, installation department lodges in "product satisfaction form" to governmental department and notifies the relevant statutory authority about the installation. Installation starts once the above is approved.

  • Owner/ Lift Company purchases insurance for the period of installation in case if accident happens.

  • Once engineering department collects sales contract from sales department, engineering department prepares an installation plan. The plan must include timetable, the types and numbers of equipments required, the numbers and allocation of staffs including engineering manager, site manager, installation engineer, commissioning engineer, quality inspector, installation workers and commissioning workers.

Installation Equipment

  • Storage manager releases equipments to workers according to the number of lifts to be installed and the number of floors to be concerned etc.

  • Installation plan, installation diagram and all other relevant documents are passed to engineering manager for approval. Once approved, the plan is delivered to installation department and commissioning department for action.

  • Before workers enter site, installation department discuss installation plan with owner and developer so as to prepare for the necessary infrastructure e.g. machine room, shaft etc.

  • After workers enter site, developer, owner and site manager meet once a week to discuss about the installation matters.

Installation Procedure Control

  • Installation is done according to the national standard of GB 7588-95 and GB10060-93. After installation, self-inspection is carried out.

  • In relation to main components/procedures, inspection team inspects and fills in forms for later reference.

  • If inspection team is not satisfied with the installation quality, it issues correction notice to installation department. Installation department makes the correction within a specified time frame for a second inspection by the inspection team.

  • Inspection team inspects again and signs off if satisfied.

  • After commissioning department verifies the signature of the inspection team, commission department carries out testing on motion cars.

  • Inspection team carries out simulation test and fills in forms to report the findings. Inspection team is ultimately responsible for the quality and safety of elevators.

  • If one finds any defaults in the course of installation/commissioning, the person in charge has to report in writing to the manager. Once the manager signs off the report, he passes the report to the engineering department for follow up

  • After installation work is completed, commissioning and inspection departments carry out thorough inspection and fill out the elevator installation report.

II.COMMISSIONING     TOP>>

Most Installation and Maintenance Company do not have commissioning specialist as commissioning work are often assigned to the manufacturer. In order to provide top quality product to our customer, Weida, on the other hand, has a long-term joint-venture relationship with the manufacturer which allows our staffs to be trained on commissioning skills, in particular, WT brand lift, Schindler lift and Italy CEN lift. Our experienced commissioning manager comes from Hong Kong and our commissioning engineer was once an employee of Shanghai Schindler Elevator Technology Service Co., Ltd. for a very long time.

Commissioning department is responsible for the following duties:

  • Commissioning work during the course of installation;

  • R & D work;

  • Modernization;

  • Performs follow up action on field information obtained from manufacturers; and

  • Provides support and assistance for repairs and maintenance department

Described here below is the commissioning work procedures:

  • Connects controller to traction sheave machine

  • Activates the car in low speed (i.e. the speed at which repair and maintenance work are performed)

  • Repetitively clean, inspect and make adjustment on all equipments in the shaft

  • Activates the information control switch

  • Activates the car in normal speed

  • Performs testing on group control

  • Performs safety test with the installation department including balance test

  • Performs testing on position and directional indicator, loading board etc

Before we hand over the lift to developer/owner, we communicate closely with them to ensure that all security arrangement is in place. One-year lift warranty period starts when users agree to use the lift or when the statutory authority issues permit (whichever date comes first).

III.REPAIRS AND MAINTENANCE     Top>>

We have a numbers of emergency stand-by technicians that are located in different part of Guangdong region according to traffic condition and sites' distances. Please, however, do not contact the technicians directly but our 24 hours emergency stand-by centers at 0755-82181110 (Shenzhen), 020-83635277 (Quangzhou) or 0769-5220320 (Dongguan).

Departmental Structure

R&M department consists of a senior manager, a repair manager, a maintenance manager as well as technicians. Technicians are grouped according to the roles and duties they perform. These are maintenance, repair, emergency repair, inspection and modernization.

Repair Procedures

When 24-hours stand-by emergency repair center receives calls from client, it immediately notifies maintenance technicians that are nearest to the site. Maintenance technicians fix the problem directly if it is only a minor problem. Otherwise, maintenance technicians must report back to the center such that emergency repair technicians would go to the site and fix the problem. If the problem is so complicated that it remains unsolved, the repair technicians are responsible for the case.

Telephones in the 24-hours stand-by emergency repair center contains automatic recording device that keeps record of the time each calls are received. The receiver must be sincere and polite. He/she makes arrangement that helps solving the problem. When the technicians arrive the site, they must make a phone call to the center so as to report arrival time. After the problem is fixed, technicians write an emergency repair report to the senior manager for record and analysis. Each telephone recording tape is kept for a minimum of 6 months.

Please remember to call our 24-hours stand-by emergency repair center so that we can keep track of failure frequency of every single elevator. This also helps to generate accurate analysis and thereby solve persisting problems. Please DO NOT call the technicians directly for repair as this will give a false picture on lifts performance.

Senior manager collects and reviews telephone record, emergency repair report and down-time summary once a week. If a particular problem persists, engineering manager and R&M senior manager will arrange a special team to perform insight test.

R&M department produces a monthly report that contains summary and analysis of failures that occurred on each of our elevator. These reports are kept by our director, engineering manager and R&D senior manager. It is also placed on R&D notice board for the technicians to read.

Down-Time Frequency

Annual down-time frequency = (no. of down-time per month / no. of lifts in the building) x 12. 1 is the average annual down-time frequency in Hong Kong. There is one thing we have to clarify here is that the above formula is not applicable for the first 3-6 months in a new building because the dusts and moving of furniture etc. would easily causes damages to lifts. We also suggest that you allow only one or two particular lifts for people to move furniture. This helps to reduce passengers' waiting time and therefore smooths transition flow.

IV.INTERIOR DECORATION     Top>>

We use high-quality materials for car interior decoration. Our interior decoration team has been involved in numerous projects in Weida for more than 10 years. The guidelines below have been strictly followed:

  • The edge of glass, mirror and stainless steel has to be smooth and perfect.

  • The edge of marble, granite and mirror polished tile has to be smooth and perfect.

  • All screws are to be hidden

  • While two sheets of stainless steel panels are put together, the point of connection i.e. the corners, has to be straight and at 90 degrees exact.

  • All edges have to be smooth.
